Lease roundup: Korean restaurant Bonchon on tap at Moxy South Beach, Carmela Coffee opens in West Palm

Korean fried chicken restaurant Bonchon will open at the Moxy Miami South Beach hotel. 

Bonchon leased 2,900 square feet at 915 Washington Avenue, according to a news release from landlord broker Comras Company. The restaurant is expected to open by year-end. 

Ryan Brodsky of Colliers represented the tenant, and Vicki Freeman of Comras represented the landlord.

Jinduk Seo founded Bonchon in Busan, South Korea in 2002, expanding it globally. It is known for its hand-battered, double-fried chicken. 

New York-based Lightstone Group owns the seven-story, 202-key Moxy hotel, records show. 

Carmela Coffee | West Palm Beach 

Carmela Coffee opened in downtown West Palm Beach. 

Franchise owners Mark and Giovanna Alacqua leased about 1,800 square feet at 319 Clematis Street, according to Mark Alacqua. 

The coffee shop, which also offers salards, sandwiches, bowls and flatbreads, sources its beans from Costa Rican farms that prioritize sustainable and ethical practices, its website says. 

Boca Raton-based Morning Calm Management, led by Mukang Cho, owns the 10-story West Palm property, which is called the Comeau Building. The firm paid $25.9 million for the building in 2021, according to records.

Three restaurants opened at Downtown Doral’s restaurant and entertainment hub Doral Yard. 

Mexican eatery Tacotomía, founded and owned by chef Karla Hoyos Hernandez, and Venezuelan restaurant Big Baby, owned by Latin musician Isra, leased at Doral Yard at 8455 Northwest 53rd Street in Doral, according to a Downtown Doral news release. Also open is Oakberry Açaí. 

Each restaurant leased 160 square feet. 

Coral Gables-based Codina Partners, led by father-daughter duo Armando Codina and Ana-Marie Codina Barlick, is the developer of the 250-acre Downtown Doral mixed-use project. It includes 40 shops and restaurants; a 660,000-square-foot office district; 5,000 residential units, including condos, single-family homes and townhomes; two charter schools; and the Doral Government Center, according to the release. Doral Yard spans 20,000 square feet. 

The leases come after restaurants Latin Fixins and Sufrat Mediteranean Grill opened at Doral Yard this year. 

Memorial Healthcare System, MySpot, More | Miramar Park of Commerce

The Ansin family’s Sunbeam Properties & Development scored one new tenant and three lease expansions at the Miramar Park of Commerce. 

Pediatric therapy provider MySpot, previously called Kids SPOT Rehab, leased 12,100 square feet for its headquarters and administrative office at 3045 North Commerce Parkway, according to a Miramar Park of Commerce news release. Founded in 2005, MySpot provides speech, occupational, physical and in-home applied behavioral analysis therapies. 

In the expansions, Memorial Healthcare System added 26,500 square feet at 2989 North Commerce Parkway, meaning the health care system now leases more than 200,000 square feet at Miramar Park of Commerce, the release says. The expansion comes after Memorial in March renewed its 73,600-square-foot lease for an office at 2900 Corporate Way and its 19,400-square-foot lease at  2954-2990 Executive Way.

Simtec Silicone Parts, a silicone company that produced customizable Liquid Silicone Rubber and LSR 2-Shot injection molded parts, expanded by 39,700 square feet for a total of 87,500 square feet at 9658-9698 Premier Parkway. Simtec’s products are used by surgical and healthcare companies. 

Sunshine Avionics and its affiliates expanded by 14,600 square feet at 3261 Executive Way for a total of 38,000 square feet at Miramar Park of Commerce’s aviation hub. The company provides aviation maintenance, repair and overhaul services. 

Apol and Ryan Goggins of Sunbeam represented the landlord in the leases. Bob Banks of R.W. Banks Real Estate represented Memorial Healthcare System, and Audley Bosch of JLL represented MySpot. 

The Ansin family, who also founded and own media company Sunbeam Television, developed the Miramar Park of Commerce with more than 5 million square feet of office, laboratory, pharmacy, light manufacturing and distribution space, according to the release. The campus in Miramar is home to over 180 companies, including Spirit Airlines, Tommy Hilfiger, Humana and GE.
