Lease roundup: Deco Capital Nabs Pretium Partners as tenant

Pretium Partners I Eighteen Sunset I Miami Beach

Investment management firm Pretium Partners will open an office at the Eighteen Sunset office project under construction in Miami Beach.

New York-based Pretium, with more than $50 billion of assets under management, leased 11,600 square feet on the fourth floor at 1769 Purdy Avenue, according to a news release from the Miami Beach Economic Development Department.

Stephen Rutchik of Colliers and Neil King of CBRE New York represented the landlord. Daniel Posy of JLL represented Pretium.

Miami-based Deco Capital Group, founded by Bradley Colmer, is developing the five-story project in partnership with New York-based RWN Real Estate Partners, part of billionaire Marc Rowan’s family office.

The building, in the Sunset Harbour neighborhood, has commanded record asking rents in the range of $150 per square foot.

Eighteen Sunset is roughly 80 percent leased, according to the release. Other tenants include restaurant Uchiko and an unidentified publicly traded Toronto firm.

Completion of Eighteen Sunset is expected late next year.

Club Studio, Earls Kitchen + Bar, Luli Fama I Miami Worldcenter

The Miami Worldcenter megaproject scored three new tenants.

In the biggest deal, fitness company Club Studio took 35,400 square feet on Block D-East, along the project’s main pedestrian paseo between Eight and Ninth streets, according to a Miami Worldcenter news release.

Upscale casual dining restaurant Earls Kitchen + Bar took 8,400 square feet at Miami Worldcenter’s recently completed Jewel Box retail building.

Also, women’s swimwear brand Luli Fama will open in a 1,200-square-foot space at the Paramount condominium tower. Luli Fama is opening through Leap, a platform that works with brands to open stores that complement their e-commerce business.

The master developers of the 27-acre, $4 billion Miami Worldcenter are Art Falcone and Nitin Motwani, in partnership with CIM Group.

In other recent deals at the multi-block project, Rihanna’s lingerie brand Savage X Fenty leased 3,000 square feet at the complex.

Crystal Cruises I Optima I Hallandale Beach

Crystal Cruises is moving its headquarters to Hallandale Beach.

The cruise company leased 15,000 square feet on the 15th floor of the Onyx Tower, at 1010 South Federal Highway, within the three-building Optima office complex, according to a news release from the tenant’s broker. The company will move in the fourth quarter of next year, although it will have a temporary space at Optima in the meantime.

Mexican firm Inmobiliaria Brom developed the Optima complex and owns Crystal Cruises’ space, according to records. Ariel and Jose Bromberg are Inmobiliaria’s managers, state corporate records show.
