Retail portion of Doral project still under construction now 40% leased

A fitness center, a salon, and a “milestone accelerator” for children secured retail space in a mixed-use project that’s still under construction.

The new tenants will occupy their respective spaces once construction of the second phase of Century Town Center at Midtown Doral, located at 8175 N.W. 107th Ave in Doral, is finished early next year, a spokeswoman for the brokerage of JLL stated.

Though not yet built, the retail portion of Century Town Center’s second phase is already 40% leased “with several other retail leases expected to be signed ahead of delivery,” she added.

In total, the three tenants leased about 10,500 square feet of retail. They are:

The developers and owners of Century Town Center – Double C by Conconcreto, Mattoni Group, and Century Homebuilders Group – were represented by Rafael Romero and Malina Huynh of JLL.

Once finished, the eight-acre Century Town Center will consist of more than 700 residential units and 50,000 square feet of retail and entertainment space. The first phase, consisting of 326 apartments and 31,000 square feet of retail, was finished in 2017. The second phase will consist of 408 apartments and about 27,000 square feet of retail.

Originally, Century Town Center’s second phase was envisioned to include 349 apartments and nearly 54,000 square feet of commercial space. The developers altered those plans when they realized that the project had too much commercial space and too few apartments.

“How many veterinarians and nail care places can you have?” Century Homebuilders Group president Sergio Pino rhetorically asked the Business Journal in April.

Demand for apartments is high in Doral, as it is everywhere else in Miami-Dade County and the rest of South Florida, as high-income households migrating to the region compete with locals and each other for a place to live.

There is plenty of demand for retail space as well, especially in Doral, Romero of JLL said.

“Doral is one of South Florida’s fastest growing submarkets and quickly becoming a retail epicenter, luring in businesses and companies thanks to its strategic location and continued population growth,” Romero said.

Listed retail rents in the surrounding area of Doral were higher than Miami-Dade County as a whole in the third quarter of 2023, according to a recent market report from Colliers. In Miami-Dade, the average retail rent sought by landlords was $43.33 per square foot. But in the Miami Airport submarket, which includes Doral, the average asking rent was $50.08 per square foot.

In Century Town Center, retail space is listed on LoopNet.com at $55 per square foot.

Retail figure listings in the Colliers report, and on LoopNet.com, are triple net, which means they don’t include charges such as utilities, property expenses, or building services.
