Recently, Dezer -president of Dezer Development – joined a panel of other big-name developers at the Hyde Midtown sales center at 3401 Northeast First Avenue to discuss the connections between the Design District, Wynwood and Midtown. Other panelists included Michael Comras, CEO of the Comras Company; Carlos Rosso, president of condo development for the Related Group; James Provencher, managing partner of Barry’s Bootcamp and Ivette Day, sales and marketing director at Apeiro Kitchen & Bar.
Rosso considers Midtown the hub, as it has the largest density of residents among the three areas. He also believes it to be “one of the safest neighborhoods, particularly for women.” Among its others pluses is the fact that it is one of the few neighborhoods where dogs are allowed. The Related Company, co-developing Hyde Midtown with Dezer, is putting in a large dog park which will definitely please residents. Rosso also said that there are another 2,000 units planned for Midtown, many of which are presently under construction.
Provencher, whose fitness company just opened their newest location at 3252 Northeast First Court, claims Midtown is attracting many New Yorkers who wish to be close to the artistic energy of Wynwood and the luxury esthetic of the Design District. Describing his clients, Provencher says “20% – 30% are a more professional crowd.” When Barry’s began construction on its space at the Shops at Midtown Miami in 2014 and Provencher spent more time in the area, he noted that the close proximity of the three areas made it seem as if it were one neighborhood.
District 36, a brand new project from Comras, is located right in the heart of the Design District/Midtown area. It will be a mixed apartment and retail building spanning the entire northern block front of NE 36th Street from NE 1st Court to NE 1st Avenue. There will be 195 upscale rental units with retail space on the two lower levels. Comras claims that although the three areas are distinct on their own, “the beauty is the neighborhoods have been evolving together.”
